2) Information We Collect

We collect information in three main ways: (a) information you provide, (b) information collected automatically through your device/browser, and (c) information from third parties (where permitted by law and consistent with this policy).

2.1 Information you provide directly

Depending on how you interact with us, you may provide:

  • Contact details such as your name, email address, phone number, and preferred contact method.
  • Property preferences such as location, budget, timeline, bedrooms/bathrooms, acreage, and must-haves.
  • Transaction details such as whether you’re buying, selling, or investing, and any constraints or goals.
  • Messages and content you send through forms, chat, email, or text (including attachments you choose to provide).
  • Scheduling details like requested showing times or consultation preferences.
  • Financial and qualification indicators you voluntarily share, such as whether you’re pre-approved, cash buyer, or working with a lender. (We do not require full account numbers through standard web forms.)

2.2 Information collected automatically

Like most websites, we (and our service providers) may collect certain information automatically when you use the Services, including:

  • Device and browser data (IP address, device type, OS, browser type, language settings).
  • Usage data (pages viewed, time on page, clicks, referring/exit pages, and session interactions).
  • Approximate location (inferred from IP address, typically at city/region level).
  • Cookies and similar technologies used to remember preferences and measure performance.

2.3 Information from third parties

We may receive information from third parties such as advertising platforms (e.g., when you click an ad), analytics providers, scheduling tools, and in some contexts, listing/IDX-related systems. This data may include ad interaction details, basic campaign identifiers, and aggregated performance metrics.

3) How We Use Information

We use the information we collect to operate and improve our Services, including to:

  • Provide real estate services (respond to inquiries, match you with properties, coordinate showings, and support transactions).
  • Communicate with you by phone, email, or text based on your request, preferences, and applicable law.
  • Personalize your experience (for example, remembering your preferences or showing relevant content).
  • Improve site performance by analyzing usage patterns, troubleshooting issues, and optimizing pages and forms.
  • Support marketing and advertising (measure what’s working, attribute leads, and avoid showing irrelevant messages).
  • Maintain safety and integrity (prevent fraud, abuse, or suspicious activity).
  • Comply with legal obligations and enforce agreements or policies.
We do not sell your personal information in the traditional sense. We may share data with service providers who help us run the business (see below), and some advertising/analytics tools may process data to measure performance.

4) How We Share Information

We may share information in the following situations:

4.1 Service providers

We may share information with vendors who perform services on our behalf (for example: hosting, analytics, CRM/lead management, scheduling, communication tools, and website operations). These providers are expected to use information only to provide services to us and consistent with applicable agreements.

4.2 Professional partners (as needed for your request)

If you request services that reasonably require coordination, we may share necessary details with relevant parties such as lenders, inspectors, title companies, attorneys, or other professionals involved in the transaction, when appropriate and consistent with your direction and applicable law.

4.3 Legal and safety reasons

We may disclose information if we believe it is necessary to comply with law, respond to lawful requests, protect rights and safety, investigate fraud, or enforce our policies.

4.4 Business transfers

If our business is involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of assets, information may be transferred as part of that transaction (subject to applicable confidentiality protections).

5) Cookies & Tracking Technologies

Cookies are small files stored by your browser that help websites function and remember things like preferences. We may use cookies and similar technologies (including pixels and tags) for:

  • Essential functionality (site navigation, security, basic page performance).
  • Analytics (understanding what pages are used, improving content, fixing drop-off points).
  • Advertising measurement (understanding if ads are generating inquiries and reducing wasted spend).

You can control cookies through your browser settings. Disabling cookies may impact some features and site performance.

5.1 Do Not Track signals

Some browsers offer “Do Not Track” (DNT) signals. Because there isn’t a consistent industry standard, our Services may not respond to DNT signals. You can still manage cookies and tracking through browser and device settings.

6) Calls, Texts & Email Communications

If you contact us or submit a form, we may communicate with you using the information you provide. Communication methods may include email, phone calls, and text messages. Message frequency will vary based on your activity and requests.

6.1 Text messages (SMS)

If you provide your phone number and opt in where required, you agree we may send you messages related to your inquiry, your requested services, and scheduling/coordination. You can opt out of marketing texts at any time by replying STOP (or following instructions provided in the message). For help, reply HELP, or contact us directly.

6.2 Phone calls

Calls may be used to respond quickly and coordinate details. Calls may be recorded or logged for quality, training, and record-keeping where permitted by law. If recording applies, we will follow applicable notice requirements.

6.3 Email

Emails may include responses to your inquiries, confirmations, and service-related updates. If you subscribe to marketing emails, you can unsubscribe using the link provided in those emails (where applicable).

7) IDX / MLS / Property Listing Content

If our Services display property listings via IDX or similar listing feeds, those listings may be provided by third-party systems and may include data governed by additional rules and requirements. Listing information may not be current and should be verified independently. We are not responsible for errors in third-party listing data.

If you use listing tools (search, save, favorite, request info), we may store those interactions to provide the functionality you request and improve your experience.

8) Investment and Business-Related Inquiries

If you contact us regarding investment properties, land acquisitions, or business opportunities, you may provide additional information such as target criteria, timelines, ownership/entity details, acquisition strategy, and related communications. We use this information to evaluate fit, coordinate opportunities, and communicate clearly.

9) Data Accuracy and Your Responsibilities

You are responsible for ensuring the information you provide is accurate and up-to-date. If you provide information on behalf of someone else, you represent that you have the authority to do so. Avoid sharing sensitive information (like full account numbers) through basic web forms.

10) Data Retention

We retain personal information as long as reasonably necessary for the purposes described in this policy, including: providing services, maintaining business records, resolving disputes, enforcing agreements, and complying with legal obligations. Retention periods vary depending on the type of data, the context of collection, and legal requirements.

11) Security

We use reasonable administrative, technical, and physical safeguards designed to protect information from unauthorized access, misuse, or disclosure. However, no method of transmission or storage is 100% secure. If you believe your interaction with us is no longer secure, contact us promptly.

12) Third-Party Links and Services

Our Services may include links to third-party websites or tools. Their privacy practices are governed by their own policies. We are not responsible for the privacy practices of third parties. Review third-party privacy policies before providing information to them.

13) Your Rights and Choices

Depending on your location, you may have rights related to your personal information. These may include:

  • Correction: Request correction of inaccurate or incomplete personal data.
  • Deletion: Request deletion of certain personal data, subject to legal and business exceptions.
  • Opt-out: Opt out of certain marketing communications or advertising-related processing where applicable.
  • Restriction/Objection: In some jurisdictions, you may request restriction of processing or object to processing.

To exercise these rights, contact us using the details in the “Contact Us” section. For security, we may verify your identity before fulfilling a request.

13.1 California privacy notice (if applicable)

If you are a California resident, you may have additional rights under the California Consumer Privacy Act (CCPA) and the California Privacy Rights Act (CPRA), including rights to know, delete, correct, and limit the use of certain sensitive personal information (as defined by law), subject to exceptions.

We do not knowingly sell personal information. We may share information with service providers and partners for business purposes, including analytics and marketing measurement.

13.2 International visitors (GDPR-style notice, where applicable)

If you are located outside the United States, your information may be transferred to and processed in the United States, where privacy laws may differ from your jurisdiction. Where applicable, we rely on legal bases such as consent, performance of a contract, legitimate interests (e.g., operating and improving services), and compliance with legal obligations.

14) Children’s Privacy

Our Services are not directed to children under 13 (or the age defined by applicable law in your jurisdiction), and we do not knowingly collect personal information from children. If you believe a child has provided personal information to us, contact us so we can take appropriate steps.

15) Disclaimers (Real Estate Information)

General information only: Content on our Services may be general and informational in nature. It is not legal, tax, or financial advice. Listing data may be provided by third parties and can change without notice. Always verify critical details.

We may update this Privacy Policy from time to time. The “Effective Date” at the top will reflect the latest version. If changes are material, we may provide additional notice (such as a banner or notification) consistent with applicable law.
